Q & A of the Day – What is the definition of Residential Accommodation?
Question 1: Is there a list of definitions for Residential Accommodation? That is, does the term merely mean care homes and student accommodation? Or does it include all types of rented accommodation (private tenants etc). I need to know whether a rented house is a maximum of five years (Residential Accommodation) or 10 years (domestic) between inspections.

Answer 1: IEE guidance Note 3 - Table 3.2 provides information guidelines on frequency of periodic testing, including factors to take into consideration when recommending periods between testing. The Electrical Safety Council (www.electricalsafetycouncil.org.uk) also provides guidance for landlords, which may be useful.

Question 2: Thanks for the reply to my earlier question (above). Unfortunately, it doesn't answer my question! I was asking if there was a list of definitions as to what is classed as Residential Accommodation. I'm already aware of GN3 Table 3.2, but this table fails to specify exactly what Residential Accommodation is…

Answer 2: Perhaps we should change the question and ask - what is a Dwelling?

Part P indicates that a dwelling is a unit of Residential Accommodation occupied (whether or not as a sole residence):

A) By a single person or people living together as a family.
B) By not more than six residents living together as a single household, including a household where care is provided for residents.

Therefore, in a care home, if each 'home' has a separate meter, then these would be classed as Dwellings. However, if the whole care home was on one meter, then this would NOT be classed as a Dwelling.
