Question:
I carried out an EICR for a holiday home in Scotland and was wondering if there was any regs regarding emergency lighting and smoke alarms for this type of property? Previously, the flat was rented out to long-term tenants and they have had a main heat sensor in the kitchen interlinked with the one installed in the hallway. I was thinking that a smoke alarm should be added to the bedroom and db room along with some emergency lighting, just like a hotel.
Any thoughts would be appreciated.

Answer:
There is no specific regulation relating to this type of property however there is BSD guidance on small premises - the design of any system should be done on the basis of a responsible person carrying out a fire risk assessment.
