Question: Concerning a conversion of a house into three flats, each flat has its own entrance lobby, with an approximately 1m2 window in it. Does this lobby require an emergency light fitting? The property already has emergency lighting in the landings.

If each flat does need an emergency light fitting, is it the landlord's supply feeding it, or is it the tenant's supply?

Think about this, if landlord's supply trips on the landing, the tenant may not be affected, so his/her lights would remain on anyway. If tenant's supply went down, he/she would rely on this emergency light to get out of the flat. Generally, though, emergency lights are fed from landlord's supply. There is a three-phase supply in the house.

Answer: The lobby area of individual flats such as you describe would generally not require emergency lighting. Common areas along the escape route may require emergency lighting.
