Question: Is it a legal requirement to have emergency lighting above all fire fighting equipment (e.g. above fire extinguishers)?

Also, what would be the best solution if a Periodic Inspection had been carried out on some premises that didn’t have emergency lighting above all fire fighting equipment?


Would the landlord have to comply with this regulation as quickly as possible, or is there a time scale within which this work should be carried out?

Answer: Yes, it is a requirement of the British Standard for Emergency Lighting Installations, BS 5266.

In answer to your second question, such findings should be recorded on the Periodic Report, together with recommendations for improvements to be made.

The client would then need to check his Fire Risk Assessment for the respective building, and advise as to any proposals for changes or improvements to the installation, which can be included into a typical works programme for the building concerned.
