Q & A of the Day – Does Part P cover holiday lodges?

Question: Can you please tell me, do holiday lodges (e.g. Centre Parks lodges etc) count as 'dwellings' under Part P of the Building Regulations?

I know of two complexes of this type where maintenance staff are employed who are not 'Part P registered' but who conduct all manner of electrical repairs.

I have been asked to perform a Periodic Inspection Report (PIR) of the lodges and want to know where I stand with regards to informing them of the requirements of Part P if applicable. Is it applicable?

There are numerous examples of bad work that I have seen, such asd 2.5mm twin & earth cable wired into the supply side of a main isolator!

Answer: No, holiday lodges and homes that are part of a managed complex/centre are not within the scope of Part P. However normal standalone homes/dwellings that are let for holidays and short breaks etc., ARE within the scope of Part P.

Note that the PIR will be changed to become the Electrical Installation Condition Report (EICR) from January 2012.
