Question: This concerns a conversion of a house into three flats, each flat has its own entrance lobby, with an approximately 1m2 window in it.

If the landlord's supply trips on the landing, the tenant may not be affected, so his/her lights would remain on anyway. If tenant's supply went down, he/she would rely on this emergency light to get out of the flat. Generally, though, emergency lights are fed from landlord's supply. There is a three-phase supply in the house.

Does this lobby require an emergency light fitting? The property already has emergency lighting in the landings.

If each flat does need an emergency light fitting, is it the landlord's supply feeding it, or is it the tenant's supply?

Answer: The lobby area of individual flats such as you describe would generally not require emergency lighting. Common areas along the escape route may require emergency lighting.

It may also be appropriate to contact your local authority to see if they have any specific requirements.
